A Message to Our Community

Dear Residents of Shady Pines,

It has come to my attention that a small but vocal group of residents has launched what can only be described as a personal attack against my leadership and, by extension, against the very standards that make Shady Pines the premier residential community in the tri-county area.

Let me be direct: I am not going anywhere. I was elected to this position by a clear majority โ€” 37 votes to 12 โ€” in a properly noticed election held at 6:15 AM on a Tuesday, as permitted by our bylaws. The results were certified by the Board, of which I am Chair. This is democracy in action.

To those behind the so-called "petition": I understand that change is difficult. When I took office, Shady Pines was in crisis. Mailbox colors were inconsistent. Garden statuary was unchecked. The Hendersons had two garden gnomes โ€” a fact the previous administration simply ignored. Under my leadership, we now have one approved mailbox color, zero unapproved lawn ornaments, and a community that looks exactly the way it should: uniform, dignified, and beige.

Regarding the allegations of "embezzlement" โ€” the Holiday Block Party Fund was reallocated to critical landscaping infrastructure through a fully documented process. The documentation is currently under review and will be made available once the review is complete. The review timeline is also under review.

As for the pool hours: the previous schedule was unsustainable. Children were audible. The new hours reflect a balanced approach to community wellness. The weekend reservations for Board retreats are an investment in governance excellence. You're welcome.

I encourage all residents to focus on what matters: maintaining property values, adhering to community standards, and submitting their Quarterly Exterior Inspection Self-Assessments by the 15th. Those who have concerns are welcome to submit them in writing, in triplicate, to the Community Correspondence Review Sub-Committee, which meets biannually.

Shady Pines has never been more orderly. I intend to keep it that way.

Mandatory CC&R Compliance Refresher

A two-hour seminar reviewing recent amendments to the CC&Rs. The seminar is mandatory for all residents who have received one or more violations in the past 12 months. That is most of you. Coffee will not be provided. This is intentional.
Serenity Rock Zone โ€” Guided Appreciation Hour
2:00 PM โ€” Former Community Garden
Join the Board President for a guided tour of the award-winning Serenity Rock Zone (award pending). Learn the names of each rock. Residents are reminded that the rocks are for visual enjoyment only. Touching, sitting on, or expressing dissatisfaction with the rocks is prohibited under ยง12(b).
Annual Chili Cook-Off

Shady Pines' beloved annual tradition returns! Residents are invited to submit entries for judging by the Head Judge (the Board President). Entry fee: $15. Judging criteria: taste (30%), presentation (20%), and "overall spirit" (50%). The trophy has already been engraved for efficiency. Blind tasting format: denied.
Neighborhood Watch Orientation
7:00 PM โ€” Lot 1 (President's Residence)
An evening briefing on suspicious activity within the community. Topics include: identifying unapproved paint colors from a moving vehicle, measuring lawn ornament heights using the shadow method, and recognizing the early warning signs of trampoline ownership. Binoculars will be distributed.
Board Governance Retreat (Pool Closed)
ALL DAY โ€” Community Pool
The pool will be reserved for a full-day Board strategy session. The agenda includes reviewing the annual fine revenue forecast, planning the Q3 mailbox color transition, and wellness activities. The inflatable flamingo will be deployed. Residents may observe from the parking lot at a distance of no less than 50 feet.

Wind chimes, outdoor speakers, and any device that produces sound via "ambient atmospheric conditions" are prohibited. Why was my patio extension denied?
Because it didn't meet community standards. If you need specifics, the Board reviewed your submission and determined that it was, and I quote the official minutes, "not in keeping with the aesthetic vision for Shady Pines." The President's patio extension was approved through a separate expedited process available to Board members. This is standard practice.
Can I see the minutes from the last Board meeting?
Minutes from all Board meetings are available upon request. Requests are processed by the Community Correspondence Review Sub-Committee, which meets twice yearly. Current processing time is 11 months. We appreciate your patience and remind you that patience is itself a community standard.
What happened to the Holiday Block Party fund?
The fund was reallocated to a critical landscaping initiative that benefits the entire community. The vendor was selected through a thorough process. The fact that the vendor shares a last name and home address with a Board member is coincidental and not relevant to this discussion.
Why can't I use the pool on weekends in July?
The Board has reserved weekend hours for strategic governance retreats, which are essential for maintaining community excellence. The agenda for these retreats is confidential. The inflatable flamingo visible from the parking lot is a Board-approved wellness tool.
How do I run for Board President?
Elections are held annually at a time and location to be determined by the current Board President. Candidates must submit a 15-page platform proposal, pass a community standards compliance audit (administered by the Board President), and collect signatures from 75% of residents. The current Board President ran unopposed. Twice. This is democracy working as intended.
Is the chili cook-off judging process fair?
Absolutely. The judging criteria โ€” taste, presentation, and "overall spirit" โ€” are evaluated by a panel of qualified experts. The panel currently consists of one expert. All scoring is final. The trophy is engraved in advance to save time, not because the outcome is predetermined. Next question.

An unauthorized website created by disgruntled residents who have been fined a combined 47 times for legitimate violations. The Board's legal team is reviewing all options. We encourage residents not to visit the site at impeachcolleen.com, sign its so-called "petition," or share it on social media. Doing so may be considered "conduct detrimental to community harmony" under ยง18.
